Zoning Board of Adjustments

The Zoning Board of Adjustment (ZBA) is responsible for interpreting and applying zoning ordinances to specific land use situations. The ZBA hears appeals from property owners who believe that the strict application of zoning regulations would result in undue hardship.

Key Responsibilities:

  • Hear and Decide Appeals: The ZBA reviews appeals from property owners who believe that the strict application of zoning ordinances causes unnecessary hardship.
  • Grant Variances: In cases of hardship, the ZBA may grant variances, which are exceptions to specific zoning requirements.
  • Interpret Zoning Ordinances: The ZBA clarifies and interprets zoning regulations to ensure consistent application.

Board Composition:

The ZBA typically consists of five (5) regular members and one (1) alternative, appointed by the City Council. Members should possess a diverse range of knowledge and experience related to land use, development, and law.

Recommended Qualifications:

  • Understanding of zoning ordinances and land use regulations
  • Experience in construction, real estate, or law (preferred)
  • Ability to analyze complex land use issues and make informed decisions
  • Strong communication and interpersonal skills

Meetings and Terms:

  • Terms: Board members serve two-year terms, with the alternate member serving a one-year term.
